Mold Remediation Protocol Recommendations for Mold damage

#1: Vacating the Premises with Mold damage.
  • It will be necessary to vacate the property for significant problems, immune-compromised individuals.
  • he elderly, infants, recent surgery patients, people with asthma or individuals with any other respiratory health concerns.
#2: Personal Protective Equipment (PPE) in Mold damage
  • Safety standards require respirators inside the work area.

#3: Containment of Each of the Contaminated Area with Mold damage
  • Separate work area using plastic (6 mil poly) sealed with tape.

#4: Negative Pressure in mold remediation
  • Use an exhaust fan with a HEPA filter to direct air to the outside.
  • Use the correct size unit for the space; the air exchange rate must be six times per hour.
#5: HEPA Vacuum & Fungicide
  • HEPA vacuumed containment area, including studs, starting at the highest point, and working to the floor.
  • Followed by an even application of EPA-approved fungicide, including studs.

  • Other exposed areas within the property must be HEPA vacuum and fungicide,
  • Ask the occupants about chemical sensitivity, before doing any fungicide on the outside or inside of the containment area.
#6: Removal and Discarding of Contaminated Materials
  • Remove infected drywall, and building material at least twelve inches past any visual mold.
  • Use plastic double bag (3mil) to dispose of debris, goose necked, and sealed with duct tape.
  • Clean bags with EPA approved disinfectant prior to removing from containment area and transporting to disposal site.
  • Wrap in plastic and seal with tape contaminated material prior to removing from contaminated area and transporting to disposal site.
 #7: Restoring a Damaged Item
  • The remediator along with the owner need to make decisions as to discard or keep.
  • Decision to discard or restore items will be based on damage, its value (Dollar & Sentimental), and whether is restorable.
  • Machine wash-safe clothes removed from contaminated area as indicated in clothing label, if dry wash specified, follow instructions.
  • Wash white fabrics with bleach if permitted by manufacture’s label. Use safe color bleach products, for non-bleach products.
  • Clean leather items with leather soap and treat with leather safe fungicide.
  • Furniture can be cleaned by HEPA vacuuming.
  • Restoring furniture is expensive and difficult, if it is wet and stained, disposal is typically advisable.

#8: Final Cleaning in Mold remediation

  • HEPA vacuum and wipe down with fungicide work area after removing contaminated material from inside the work area.
#9: HVAC System
  • Moisture control is fundamental to the proper functioning of any building. Controlling moisture is essential to protect occupants from adverse health effects.
  • its mechanical systems, and their contents from physical mold damage, and to prevent mold growth. Cleaning the interior HVAC units (Coil & Blower) and ducts using NADCA standards is recommended.
  • Recommend contacting a qualified licensed air conditioning contractor to assess whether the air conditioning system is operating correctly.
  • Ensure air pathways do not exist, allowing unconditioned air to enter the property’s interior.
  • NADCA Standards must clean all air ducts and parts for the air handler.
#10: Final Inspections
  • Plastic is removed from the work area, must make sure that area is safe by doing visual and taking samples.
  • An air sample must be taken in the work area to avoid mold exposure to other areas.
